Valerie Pontiff, President of New England Property Advisors, represented the tenant, the Dialysis Center of Western Massachusetts. CBL and Associates Properties, Inc., with regional headquarters in Waltham, Massachusetts, is the landlord.

The Dialysis Center of Western Massachusetts is a partnership between Beverley Massachusetts based American Renal Associates and a group of nephrologists with offices in western Massachusetts. American Renal Associates is one of the largest dialysis providers in the US with operations in 14 states.

CBL & Associates Properties, Inc. is a real estate investment trust (REIT) listed on the New York Stock Exchange under the symbol, "CBL". CBL is one of the largest mall REITs in the United States and owns, holds interests in or manages 135 properties including 83 market dominant enclosed malls and open-air centers from coast to coast. CBL acquired the Chicopee Marketplace site in 2004, redeveloped the property into a Wal-Mart anchored open air center, and sold the property along with four other malls, to Galileo America LLC in 2006. The Dialysis Center of Western Massachusetts was the final tenant at 601 Memorial Drive, a pad building at Chicopee Marketplace that was not part of the 2006 sale to Galileo.
