Columbia County Large-Acreage Property to Hit Auction Block
Publish Date : 10/1/2007 1:22:00 AM   Source : American Local News Onlypunjab.com

Two Columbia County properties are set for auction on Saturday, October 6, at 4:37 p.m., according to Robert A. Doyle of Absolute Auction and Realty, Inc.

"Large tracts of land are fast becoming a rare commodity everywhere in New York State," said Doyle. "More so in the areas serviced by major highways -- and this property is only a few minutes to the Taconic State Parkway with easy North/South access, or if you prefer, it is also accessible by the meandering vistas afforded along Route 22."

The properties are located almost half-way between Spencertown and Austerlitz, just off State Route 203 on Bloody Hollow Road. The first property is a large 92.20 acre "family camp" that would also make an excellent country estate. The acreage features several ponds, feeder streams, abundant hardwoods, deer, grouse, fowl and fish.

"You will enjoy being surrounded by the stillness of nature," said Doyle. "Walk the land and feel the softness of a pine needle carpet underfoot."

Improvements on the property include a large Adirondack-style storage shed to hold grilling and dining accessories, in addition to water-sport toys for use on the small private lake. "The water is gorgeous," Doyle said. "It's perfect for swimming, fishing, kayaking or merely floating and soaking up the sun. Campfires at the water's edge will make family memories for generations."

Nearby, but not in direct view of the lake, are several outbuildings comprising the main "camp." Rustic improvements include the main bunkhouse sheltered under large shade trees. "This structure has all the whim and fancy of a bygone era and one clearly expects 'Our Gang' to come bounding out the doors!" Doyle said.

A similarly useful storage shed is detached but adjacent to the main building, and next door is one of camping's most memorable experiences, according to Doyle, the requisite 2-person commode complete with a lone hanging, bare light bulb. "Now that's character," Doyle commented, "Or character builder depending upon your age!"

A large pond sits directly behind the camp providing fantastic fishing opportunities in summer or ice skating in winter.

The second property is located just down Hemlock Lane from the larger tract. It is a country cottage-style camp on 1.51 acres. This property features a new well and lots of parking for family and friends.

Both properties will be sold absolute with no minimum starting bid, according to Doyle. Property previews may be arranged by appointment. The auction will take place at Absolute Auction Center, 45 South Avenue, Pleasant Valley, New York. Brokers are encouraged to participate and may earn 30 percent of the auctioneer's commission by providing the successful bidder.
